For SOME types of property sales, the buyer has a right to rescind the CONTRACT (*before* the closing). There would NOT BE a closing if the contract was rescinded. Similarly, for financing, there can be a recission period after signing up to (later) get the financing - but BEFORE the funds are actually delivered.
