Hand over signed deed to escrow company?

We are selling a house in California, and the escrow company that the buyer selected has asked us to send them several documents, most of which make sense, but two of which we're not sure about: The notarized Grant Deed, including the language "for a valuable consideration, receipt of which is hereby acknowledged, [sellers] hereby grant to [buyers] the following described property". By signing this we would seem to say that we had already received payment, although this is not the case. The escrow officer's assistant says they need this document in advance to have ready to file with the county, and in case the lender wants to see a copy of it. This sounds logical, but what's to keep them from recording it and never paying anything to us or our lender? A "confidential information statement" that asks for all kinds of stuff from place of marriage, maiden name, residences last 10 years, |
