In the short term, this is always a crap shoot. It depends on how long you plan on owning there and what the real estate market does. A few years like 1 or 2 is different than a few that turns into 8. (Not saying your going to be in school that long, but some wind up with jobs close by, etc) I'd be very wary of buyng for short tem in areas of the country like here in the northeast that have recently experienced huge price increases. Here in the late 80's, we had a hot market and properties went from $100K to $200K. A couple years later, they were selling for $120 again. Now they are back to $225K, but it took 15 years. If you're in an area that has had explosive increases over the last 5 years, then I think there is significant risk that it could turn and if you have to sell in 2 yrs, you could take a significant loss. And just about everywhere in the US there has been such a strong market |
