And what does the OP's lawyer say? My guess is that he doesn't have one and that's why he signed a bad contract. Even in a slow market, I would have asked for some changes in the contract before signing it. In a hot market, I'd ask for a lot of changes. If there is an out in all this for the seller, I'd say it rests with taking a hard line as to whether some of the repairs, eg sticking window, reversed faucets, ever needed to be made period. There is a section of the contract that rules out having to repair aesthetic imperfections including "missing or torn screen windows, fogged windows, cracked roof tiles, ...." I'd claim that the sticking window, reversed faucets, etc fall into that category and don't need to be fixed.
