Contract with my realtor

Prior to listing my home with an agent I had it for sale by owner. While FSBO I had a guy who was very interested in the property and I felt that he would purchase the property, but the timing was not right for him and he said he would have to wait a few months. When signing the contract with the realtor I decided to go with I put this guys name on a list of people who would be excluded from the contract with the realtor. This would allow him to still buy my home as a FSBO. The agent had my home listed for nearly 3 months without even generating a single offer (another story). Low and behold the guy who was interested has come back now and made an offer that I have accepted. Since his name was on the list of people excluded from the contract with the realtor I felt that it was a done deal that this could be done FSBO.
