Help: Stone Foudation Drainage Problem

I just purchased a ~1830 Greek Revival for a relatively good price with the idea to spend some $ renovating. Yesterday, after a few days of rain, I found puddles forming in the basement. Could be coming from the walls or up through the floors (hard to say) There are no gutters on the house, and the grading is very poor (directing the water toward the house) The house has a stone foundation, and a dirt floor. A contractor has suggested that the soil around the area has lots of clay which holds alot of water and that the water when it freezes may be putting pressure on the foundation walls from frost heave. He says that the only real effective way to take care of drainage and frost heave is to dig out around the foundation to put in footer drains. I'm getting the idea that this will be hugely expensive and possible dangerous to the foundation. So, here are my questions: |
