How to decide when to switch from variable to fixed

Our first purchase - we've bought, now we're setting up financing. I want to go with a variable rate mortgage for as long as possible, but have a trigger point figured out in advance which would tell us it's time to convert to a fixed rate mortgage, or at least review the issue. I know that there's a bit of an art to that, but does anyone have any suggestions or comments on how they do/did it? It's made more tricky because it appears that here in Canada 5 year fixed rates are about .4% higher than prime - and we're getting a variable rate well below prime. As background, we own our own business and are fairly comfortable with risk. We are going to fix our payments so they are approximately 40% above where they need to be so rates will have room to float upwards a bit before we have to get anxious. Thanx - R. . |
