Someone will have a much better answer but title insurance protects the buyer, I've never heard of a lenders policy, I think there is just one policy and it protects the buyer and by extension the buyer's lender. Insurance covers 'flaws', like if at some point in the history of the land or the building there was a dispute about clear title. I have never heard of anything that could be gained in the way of coverage with an increase in premium. The people doing the closing or the lender tell the title insurance company to do the title search. The title insurance person does not go look at the house, they look at tax records and the assessment and survey and stuff. The party that provides the title insurance is the title insurance company. In 99% of cases title insurance is never even used or invoked, it's just a CYA thing in case something horrible comes up that was unseen. |
