Q: how to work with investors and Builders

Greetings, I'm a real estate agent in Colorado. I have a good relationship with a small Builder who wants to increase his business. I also have good relationships with several investors who have cash to invest and are interested in partnering with me and my Builder to do some pre-sold homes (at first). If this works out we'd want to move into spec homes and grow it from there (but first things first). One of my investors is building their personal home with the Builder, and I've sold a few new construction homes of the big-builder variety but other than that I don't have any experience in this. I was hoping some of you could provide me with some ideas for how to go about this. In particular I'm interested in ways to reduce risk to the investors, and so (for now) I'm feeling partial to pre-sold homes rather than specs.
