Most of the countractors around me have made big bucks during the past building boom - they are all driving $40K+ dualies and living large. When the boom goes bust as it will - wonder what they will do then. You can save money by being your own GC - just have to carefully plan and know what you are about. Buy all of your own materials - lots of local yards have kick back deals with subs so be careful which subs you use. It could turn out a disaster if you are not careful. When 30 year interest rates get up to 8% - then the building boom will go away - should not take long for lots of repos - cash will be king - maybe better off to buy repos from the banks than build. WIll all depend upon how hard the building boom hits bottom. Best deal would be to find something that has not been completed - can get real bargains - last time the building boom busted around here - around 20 YAG - a |
