Get estimates for septic system, meter loop drop, water well drilling/installation, driveway access, landscaping costs.. Throw in 20 percent. What you have left over may be for the house. However, some builders will do the whole kit and kaboodle. This substantially raises the costs as the builder takes his cut in this. The more you do, the less expensive the total outlay. Some builders may build for free if your your land is paid off, and offer that for mechanics lien. You still have the note afterwards. The prudent thing would be to pay it off ASAP. But, that would eat all your savings. And put you in a bad way if something happens requiring requiring immediate cash afterwards.
