Hello all - I'm building a couple small spec houses in central NC. Because of the steep grade, I stepped the masonry portion of the foundation down to save some money. I then framed the rest of the foundation walls to floor height with 2 x 4 studs @ 16" centers. The back walls are ~ 7' tall and are supporting one floor, a roof and ceiling. I am using engineered roof trusses and floor joists. At the foundation inspection, the inspector failed me notating that the wood portion of my foundation walls must be built with 2 x 6 studs. Am I missing something? Isn't this application identical to building a two story house using 2 x 4 studs on the first floor? As the crawl space is evidentially unfinished what could be the purpose of necessitating 2 x 6's? Is there a recent UBC change I've missed?
