The architect isn't responsible for the condo owner's failure to properly maintain his/her building. Your leak is a maintenance issue that should be addressed immediately, regardless of future plans for design work on the building. Yes, it would be nice if it could be done at the same time as the new work planned, but it's not necessary. My advice is to demand that the maintenance people fix the leak now instead of putting it off and blaming the architect.
