If the sill plate is required to be PT lumber per IRC 2001, you have to use that. IRC 2001 is the basis for all building code for municipalities over 5000 pop. in Texas, minimum. Texas state law. If the lumber suppliers in your area supply to consumers in a population density less the 5000, then that makes sense somewhat. Since W. Texas is a generally dry area, low annual rainfall etc. So, the prevailing attitude would be "why?". Lot of bugs don't like PT lumber. Moisture takes a much longer time to do its thing and eat up PT lumber. Have to use minimum 1/2" diameter J-bolts on the building perimeter. There's a spacing requirement as well, check the code. Inside walls can be shot to the slab using stainless nails, or screwed down with ceramic anchor screws. The nails that hold the studs to the sill will tend to corrode very quickly due to today's PT lumber chemistry. Ask your framer how he intends |
