"This isn't rocket science." you're right, it isn't rocket science but it does require enough science / art to come up with a design that will keep the stuff in your converted space (you included) from crashing down into your garage. " All I'm trying to do is get a simple idea of what the industry guidelines are as to span width and spacing of various sizes of floor joists. " IMO you've gotten some pretty good info in the repiles so far. somebody suggested 2x12's @ 16", you countered with 2x12's at 12; take that to the counter of your building department, see if they buy it & issue you a permit. cheers Bob . |
