Thanks for the closely-parsed reply! I will keep what you've recommended in mind & relay to the client. When tenants permanently gone & he guts the 2nd floor walls in a few years time is the most likely time he'd be able to implement this method. House is co-owned with ex-wife, so finances complicated. For now he'll have to deal with the immediate competing needs to complete, supposedly before June 1 : - partially demolish roof deck over sloping roof & fix the roof, where he put 4 x 4 posts for a deck through his sloping roof below valley that collects 350' sq of rainwater & has delivered it for 17 years, ruining two ceilings below, and he still wants to leave the posts there, requiring mod bit on flat landing & sloping roof to have wide metal spillway & serious flashing to prevent future leaks. (roofers) - replace 3rd floor door to deck (defer?) - install new rear exit door ground floor |
