The tank will have to be changed before you can get a mortgage. That's been the law now for a few years. The heat exchanger in the furnace is the part that fails with time, and yours is long overdue. The oil company ( or gas company ) will lease all of the new equipment to you on a monthly basis, so that you are not depleted of cash.
