The owner's seem to be honest and believe in their system. Yet IMO the business model is very flawed. If you use their marketing without going into the MLS you are severely limiting your exposure to qualified buyers. You will only get results if you sell under market value. If you don't mind getting top dollar you'll be happy. If they have to put you on the MLS you best make sure they pay the Buyer's agent at least 3%. The best approach is to coordinate the time you have to sell with the sales price you need to get. The rule of thumb I use is, with full (MLS)exposure, if your house sells in less than 60 days you've under priced it. I used to work for www.buyowner.com / www.mlsrealty.com. IMO their system is |
