"Neighbor" - Appraisal low
- Hi, All,
We made an offer of 495K. The bank appraisal came in 485K. We are
really low on cash (had our car for it). So I told my realtor that we
would proceed only the price is lowered to the appraisal value.
After talking to the seller's realtor, my realtor is questioning the
appraisal. He did bring up some plausible points but I think the bank
would not easily change their apprais...

"GERARD GOLD" - Capable 1031 Exchange Accomodator in Austin
- Do you know of a 1031 exchange intermediary in Austin, Texas? Someone who is
bonded, and gets back to you ASAP.
I haven't heard a peep out of my current accomodator, and it is 1 week to
closing.
If I do not get a new accomodator, I am either going to lose a lot in
capital gains taxes, or have to cancel the sale.
Thanks,
Gerard Gold

Regarding this so-called "Scam Warning". I personally know the weasel
who cowardly posted this message. Simply put, he just did not want to
pay his credit card bill for services rendered in full for real estate
training. He wanted to learn how to buy foreclosures. He purchased
two separate sessions and wrote a signed letter of complete

"markdiver" - Refinancing Question
- Hi, not sure if this is the right group to ask, but, I just refinanced
my house, and when we got the closing docs, something did not add up.
My new loan closed on Oct 17th, but did not fund until the 19th. The
bank and/or title company has charge me interest on new loan as of
closing date, the 17th, but I have to pay my old loan until the new
loan funds, on the 19th. So I am paying in...

"Spin" - Re: 1031 exchange
- Since I have not lived in the house for four years, I believe I could also
move back for one year, and claim the 250,000 personal capital gains
exemption by meeting the 24-month occupancy test. What was that called, the
section 121 exclusion rule?

"Grover C. McCoury III" - Re: Second home
- FYI: Most lenders have a restriction regarding the proximity of a 2nd home
from your primary residence. Typically, a second home cannot be located
within a radius of a specific number of miles from your primary residence.
Exceptions to this rule would be that the 2nd home offers certain amenities
that your primary residence does not feature (i.e. beach, etc.).
