yes, that is one component of value. how much is that component worth?
It would be approximately how much the homeowner would be willng to pay
to rent
an equivalent house. If it's a $1 mil house, he could rent it for
$50,000 per year.
But that's only $50,000 -- comp...

It is an extremely narrow view that the only thing of value is sales $'s.
For one thing, a homeowner recieves value from his home every day he lives

- If you are rational, what you "behold" as value depends on how much you
can eventually re-sell it for. That is why the bubble matters to
you; if you
house aint gonna command as much when you re-sell it, you aren't going
to be willing to pay as much for it. If you are rational, that is.

So it seems the argument is what is value, in the eye of the beholder?
If you don't get that... You don't get it.

- Amazing that you go around calling yourself a "realtor" and making
sales pitches
to your poor clients without seeming to know the very basics of real
estate economics.
Go to your local community college and take the entry level real estate
economics course, please!
And stop making up optimistic stories to rip off your clients; that's
what started this bubble in
the first place.

what? I was thinking of getting a 5-year ARM anyhow. Can anybody
