Dear Joe,
All of the things you mentioned could have an impact on prices. The
questions are when and how much. No one knows for sure. I work in
Manhattan and real estate prices seem to be doing very well here, at
this time. My opinion is that prices won't decline but they may not go
up so much or, just plain hold steady. There have been many people
locked out of the buyer's market because they felt prices would decline.
