On line and out of area lenders

In our area there are many transactions destroyed by lending institutions. Especially out of town and internet lenders. They have this "on or before" clause in the contracts, and out of area lenders do not realize that by not closing on time they could be costing the buyer his deposit money at the very least. To make things worse, many use internet based appraisers who are not members of our local board and do not have access to the local MLS. In our area with multiple offers there are agents advising sellers to put in the contract that the buyer will use a local lender and an appraiser who is a member of the local MLS. There are agents who go so far as to tell sellers not to let out of area appraisers in their homes. In addition I have seen the credit reports of some folks who have used on line banks.
