The revenue from all the 561 units is pooled as gross revenue. From the gross revenue there are a number of deductions that need to be made as per the above. Once the deductions have been made there is a 50:50 split of the Net revenue shared between the operator and owners.

Owners will receive a percentage share of the revenue proportionate to the value of their investment against the total investment value of the building.

Eg. 100 of the investment = value of all 561 units

An investor that owns a 2 bedroom unit (eg.Value 2,000,000/-) an investor that owns 4 x studio (eg. 500,000/-) will receive the same return on investment.

The percentage return on investment will be a direct result of the room revenue charged by the operator and the occupancy level of the residence.

Expectation for the return on investment should exceed 10 considering the current market figures in Dubai.
